Wardman Court is an intriguing example of two of Washington, DC’s most significant eras of growth, separated by a century including a very rocky stretch. Originally commissioned by legendary developer Harry Wardman and designed by his architects Albert Moreland Schneider and Frank Russell White, the three-building complex in the Columbia Heights neighborhood was delivered in 1914. The Colonial Revival five-story brick apartment community was known as Clifton Terrace at the time and reflected the need for quality though not ostentatious housing as the federal government expanded, and the population surged.

The 1960s era saw a gradual but steady deterioration of the old apartments on Clifton Street. By the 1980s, the complex was being used for Section 8 housing, with most of the units vacant . The U.S. Department of Housing and Urban Development eventually stepped in, and after several unsuccessful rehab attempts, turned the property over to the Community Preservation Development Corporation along with Michaels Development Company, for the grand sum of one dollar. A multiyear effort followed, with the new developers investing $37 million in the project. The renamed Wardman Court opened in 2004.
In its earlier heyday, Clifton Terrace was home to 289 apartments. In its present incarnation, the three-building complex has 228 residences, of which 91 units are condominiums. The condos come in a wide variety of layouts, from one to three bedrooms and from around 700 to 1,500 square feet in size. There are even some two-level residences. The gut renovation resulted in floorplans with a more open feel than the original apartments, but still offering architectural details reminiscent of the past. Typical features include hardwood floors, recessed overhead lighting, walk-in closets, gourmet kitchens, and luxurious baths. Many of the residences have private outdoor spaces, and there are also separate storage units.
Condo residents at the pet friendly Wardman Court enjoy landscaping, multiple courtyards, and a community center that includes a library and a meeting room. There is also a fitness center, bike storage, a community garden, and gated parking. The location between 13th and 14th Street means lots of restaurants within strolling distance, including Rooster & Owl, Maydan, Judy, and Busboys and Poets. Meridian Hill Park is just a few blocks away, and Whole Foods is also reasonably close.
