In order to bring this project to fruition, architect Shalom Baranes and Douglas Development began with four historic but dilapidated downtown rowhouses, keeping and restoring three and razing the fourth. They added a new 12-story tower that is glass and steel at the street, transitioning to a larger glass and brick portion to the rear. The end result is a successful marriage of traditional and modern design, with the exteriors of the original structures remaining faithful to their origins. The design principal on the project for Shalom Baranes was Robert M. Sponseller.
Most of the 62 residences are either one-bedroom apartments or two-bedroom lofts. However, there are outliers like a spectacular five-bedroom, 4.5-bath multi-level city home that is the result of two units being combined into one. A few condos are within the historic buildings, but the majority are found in the new structure. Inside, these attractive residences are airy and open with soaring ceilings and plenty of natural light emanating from oversized windows.
Floors are generally pale bamboo, and many of the residences have private outdoor spaces of some kind, whether square balconies with metal mesh railings, or larger rooftop decks belonging to the upper level penthouses. The kitchens are open and very chic with custom cabinetry, stone counters, and upscale stainless steel appliances. The baths are also quite stylish.
Residents at the pet friendly Ventana enjoy a front desk, concierge service, a state-of-the-art fitness center, and a library. Garage parking is available for a monthly fee. Once known as Old Downtown, Penn Quarter is a historic neighborhood that has gone through a sustained urban revitalization in recent decades, resulting in a vibrant community that attracts visitors, businesses, and residents.
The famous Ford Theatre is right around the corner, as is Landmark’s E Street Cinema. The National Portrait Gallery is across the street, and Chinatown is just a couple blocks away.
