The Presidential Cooperatives

Built back in 1923, The Presidential is one of Dupont Circle's most prestigious cooperative buildings. With its Beaux-Arts design from notable architect Appleton P. Clark Jr., the building was converted to co-op apartments in 1959. The eight-story building with 42 residences is listed in James Goode's Best Addresses book and is one of the last of the grand old apartment buildings in the neighborhood.

Located along 16th Street at the corner of L Street, the co-op building is across from the Capital Hilton and at the southern edge of Dupont Circle, where the neighborhood transitions to Downtown Washington. Passing by the colonnades and entering the lobby of this grand treasure is like a journey back in time, with an ornate ceiling and exquisite black marble detail work. The building was commissioned by wealthy socialite Clara R. Dennis who named it The Presidential as she felt it would be ideal is house members of then President Warring G. Harding's cabinet, as they would be able to live in spacious apartments formed by combining smaller adjacent ones on each level. Several of those early expansions are still in existence, and others have been similarly altered in the years since. Floorplans range from one to three bedrooms, and from around 477 to 1,800 square feet. Old World charm is abundantly evident in these co-op apartments, with finishes that include hardwood floors, high ceilings, built-ins, and crown molding. While remodeling and updating has been commonplace since the building's original construction, you'll still often find many of the original details, such as lovely tile in the kitchens and baths. The building has also been updated to include central air conditioning in the residences.
While the Presidential might have been conceived as convenient first class apartment rentals for politicians (the White House is just a few blocks away), there was only a span of 36 years before the building turned into a cooperative. This didn't necessarily change the type of residents that the property was geared toward, it simply meant they could now have an ownership stake. Taxes, utilities, and insurance were now covered by monthly fees. One of the pesky rules that co-op boards in general can embrace is a ban on pets but that is not the case at the Presidential as your furry friends will be welcomed. Building amenities include a staffed front desk, doorman, laundry facilities, and basement storage bins. While there isn't onsite parking, there is rental parking across the street. Less than a block from K Street, the neighborhood combines the best of Dupont Circle and Downtown DC, with a slew of top restaurants, bars, and bakeries in the immediate vicinity.
