With a modern cubist design crafted from white brick and black steel, the Fold is one of the newest boutique condominiums in the rapidly transitioning Shaw neighborhood. The official street address of 1999 9 1/2 Street NW can seem a bit confusing at first glance. The building is actually at the corner of U Street and 9 1/2 Street (the latter being more of an alleyway than an actual street). There are 30 condos at the Fold, with junior one-bedrooms, one-bedrooms, and two-bedroom models. Sizes generally range from around 500 to 865 square feet.
Inside the Fold, you’ll find cutting-edge condo units that appear much larger than their actual measurements. High ceilings, giant windows, and open layouts give these residences an airy and contemporary feel, augmented by beautiful hardwood floors throughout. The chef-inspired kitchens are completely open to the living areas, hugging the walls with white Silestone quartz counters, chic white cabinetry, and upscale stainless steel appliances. Kohler fixtures in both the kitchens and the baths, along with honed marble bathroom floors, Elfa closet systems, and full-sized front-loading washers and dryers add further to the appeal and convenience. Many of the residences have private outdoor spaces. The Shaw neighborhood has seen an uptick in new housing in recent years, including both brand-new and renovated historic buildings. The Fold is the condominium component of an ambitious mixed-use redevelopment effort, entailing a maze of alleyways and several different structures. Overseen by Washington, DC developer Community Three and architects Tori Gallas + Partners, the project involves multiple properties within a large, triangular block formed by Vermont Ave, U Street, and 9 1/2 Street. The cornerstone is the old Grimke School on Vermont Ave which has been historically renovated, and now houses the African American Civil War Museum and other cultural and office spaces. The Fold is a new construction six-story condo building, and there are also plans for a separate 40-unit luxury apartment building. Not all the structures within the triangular block are part of the project, however. There is also a string of charming old Federal style rowhouses along the alley that are individually owned. The result is a unique community called the 9 1/2 Street District, tucked away within Shaw’s vibrant collection of shops, restaurants, and other attractions.
The Fold has a lobby, street level retail, secure fob entry, and a landscaped roof deck. There is limited parking availability at the rear of the building. The U Street Metro entrance is about a block away on the other side of Vermont Avenue, and there’s also a nearby Whole Foods and a Trader Joe’s. This part of the Shaw neighborhood is also at the eastern end of the U Street Corridor, with an abundance of bakeries, cafes, pubs, life entertainment, and cultural attractions. DC9, the 9:30 Club, the restored Howard Theatre, and the U Street Music Hall are all in the area. And, if you ever tire of all the nightlife and excitement, the Common Good City Farm is a couple blocks away with a mission to encourage and sustain the growing, learning, cooking and sharing of fresh food.
