The Penn Quarter neighborhood has seen an explosion of new construction as of late, but the Artisan condominium building offers a fascinating wrinkle. The Downtown DC development is actually a combination of new and old, with a 12 story tower added to the back of three historic storefronts. This isn’t a novel concept, it has been done in other parts of the city, including 1745 N in Dupont Circle and Seven | H in the H Street Corridor. In this case however, the new addition eschews any modern glass and steel juxtaposition, opting instead for a more traditional design that blends nicely with the original structures.
Despite first appearances including the 1920s era low-rise frontispiece, the Artisan isn’t a boutique condominium project. Instead, there are some 160 residences along with 90 parking spaces and 73 storage units. The condos themselves come in a nice selection of studios, one, and two-bedroom layouts with sizes ranging from about 500 to 1,700 square feet of living space. The building is located along E Street between 9th and 10th Streets and is part of a memorable city block that includes the historic Ford’s Theatre as well as the Hard Rock Café. The FBI Headquarters is right across the street.

The Artisan is a full service building with all the bells and whistles, including a wonderful lobby with a mid-century modern sensibility. The condo units with their open space concepts feature a variety of attractive finishes including bamboo and other sustainable wood flooring. Interesting room shapes can be part of the equation in some of the layouts, and dens are also not uncommon, adding the possibility of convenient work-from-home spaces. When first delivered in 2006, the condos had wood flooring in the main living areas and carpet in the bedrooms. Some condo owners have elected to change that over time. Many but not all units have private outdoor terraces, and the penthouses are especially spacious. The open gourmet kitchens have granite counters and stainless steel appliances, and the bathrooms usually have matching granite vanity tops. Walk-in closets, washers and dryers, and huge windows add further to the appeal.
Those fortunate enough to live at this prime downtown location enjoy plenty of amenities including the stylish and kitschy lobby with its concierge service, the equally retro club room and bar, a state-of-the-art fitness center, and a terrific rooftop deck with lounge furniture and impressive views. The building also has commercial space at the street level including the popular Asia Nine restaurant. Other top bars and eateries in the neighborhood include Penn Social, The Smith, Dirty Habit, Luke’s Lobster Penn Quarter and so many more. The Artisan is tucked into a lively urban setting with multiple Metro stations within a close radius. The National Mall with its many national museums and monuments is just a few blocks south, while the President’s Park and the White House are six blocks west.
