Also sometimes referred to by its street address (777) the 11-story contemporary structure sits above the underground Gallery Place-Chinatown Metro Station, and is adjacent to Capital One Arena. This is the Chinatown neighborhood, although an argument can also be made for it being in the Penn Quarter. Boundaries are often evolving and amorphous in a densely populated urban environment, this is also an area that seen a lot of recent redevelopment in an effort to keep up with the District’s need for more housing. The Residences at Gallery Place offer plenty of choices when it comes to size and shape. The building’s many wings, bays, and corners influence the layouts, from studios to two bedrooms, and from around 471 to over 1,800 square feet in size. Penthouses with private outdoor spaces are found at the 11th level. Finishes include wide-plank hardwood floors and giant windows, and corner units have incredible wraparound window walls. The chef-inspired kitchens are often semi-open to the living areas, with impressive packages of stone counters, stainless steel appliances, and custom cabinetry. Bathroom finishes typically mirror the kitchens. Select residences on the seventh floor enjoy private patio-like terraces that are extensions of the building’s rooftop terrace/garden at that same level.

Completed in 2005, the Residences at Gallery Place are part of the Gallery Place shopping and office center. The huge structure at the corner of 7th and H Street piggybacks onto low-rise storefronts that evoke a more traditional Chinatown ethos. The building also overlooks the giant Friendship Archway that spans H Street. There are plenty of onsite amenities at the condominium building, such as a front lobby with a staffed desk and concierge service, 24-hour security, the aforementioned seventh floor gardens, a fitness center, a business center, and a community room. Secure garage parking is available on a rental basis. There are numerous street level shops, bars, bakeries, and restaurants in the area.
While the condos are always in high demand, there has been a steady departure of commercial tenants in recent years, including key retailers. The flagship Regal Gallery Place multi-screen movie theater is still a popular attraction, however. Moreover, a partnership between MRP Realty and Ted Leonis/Monumental Sports & Entertainment recently agreed to an acquisition of the entire Gallery Place property. This is part of the larger plan to keep Leonis’s NBA basketball team (the Washington Wizards) at the next-door Capital One Arena. A sizeable portion of commercial space at Gallery Place will be used by Monumental, and there may even be a new practice facility for the Wizards inside the building. This is all part of Leonis’s vision for revitalizing the area, and it stands to reason that property values for the existing condos would benefit.
