With its superb location and stellar reputation, Rainbow Lofts is one of Logan Circle’s prime examples of converting commercial space into ultra-hip condo residences. Completed in 2004, the project was shepherded by the award-winning Eric Colbert & Associates architectural firm. The historic brick building dates back 1929 and once housed the Rainbow Auto Body & Painting Company. It now houses just 21 distinctive units, spread out across the original three-story structure and an adjacent white metal-clad six-story addition that was created from the ground up.

Condos at Rainbow Lofts come in both one and two bedroom layouts, with sizes ranging from about 600 to 1,350 square feet. Some units have bonus dens, and the penthouses often have private roof-level decks. Many but not all of the residences are true lofts, and there are significant differences in finishes between the original building and the new addition, with a commonality of chic modern living in light-filled spaces with giant windows. There was a time in the early 20th century when automobiles were a new phenomenon and rapidly gaining in popularity. Car dealerships, showrooms, and repair shops sprang up quickly in various parts of Washington, DC, including along what was then known as Auto Row in Logan Circle. This small area was bounded by 14th, P, Church, and 15th Street. It wasn’t all about the new horseless carriages, there are other warehouses and commercial buildings in the area as well. But as time went on, industries evolved. Car dealerships moved out to the suburbs, and numerous old urban structures fell into disuse.

Flash forward to the modern era and Washington’s well-known housing shortage, as enterprising developers discovered they could turn outdated buildings to their own advantage. The historic preservation board would not allow the three-story auto body shop to be built any higher, so Eric Colbert & Associates designed a narrow six-story addition with a setback, adding greater prominence while maintaining the original industrial vibe.

Loft condos in the old building feature exposed brick walls, overhead ductwork, huge factory-style windows, pale maple hardwood floors, open gourmet kitchens, and towering ceilings in varying compositions, including coffered. The next-door addition features both single-level and loft residences, with more of a white-on-white modern ambience while still retaining some of the same industrial finishes such as metal cage-style locker/closet systems. Common features include gas fireplaces, stylish fireplaces, and in-unit washers and dryers. Rainbow Lofts is a pet-friendly condominium community, with extra storage lockers. This is the heart of Logan Circle’s shopping district, with numerous nearby bars, bakeries, and restaurants including Logan Tavern, Etto, Le Diplomat, Milk Bar, Vin Sur Vingt Wine Bar, ChurchKey, and Slipstream Coffee to name just a few. Boutique clothing retailers line the popular 14th Street corridor, and Whole Foods is right around the corner.
