 One of the newest luxury condominiums in the Shaw neighborhood, the nine-story Perla is home to 66 residential units as well as street-level retail, including a Chase bank. The contemporary structure has a slender and elongated appearance at the corner of 9th and O Street. It was developed by Four Points with the exterior designed by Gensler, and the interior modeling by Olivia Demetriou of HapstakDemetriou+. The project was completed in 2019.

This portion of O Street was previously known as Cathedral Way, and in fact, Perla now stands at the site of the former Scripture Cathedral church. After the church moved to Hyattsville, the building was sold, and the property was redeveloped. The condo residences come in a variety of models, one-bedrooms to two-bedrooms plus a den, and from around 700 to 1,850 square feet of living space. The unusual, staggered roofline of the building allows penthouse apartments to be at various different levels. This recently completed project establishes a nice midway point between small boutique buildings and extra-large condo communities. The property’s footprint is fairly narrow along O Street, but it does extend quite deeply. The Gensler design incorporates both modern and traditional concepts, with huge banks of windows and extra-large terraces featuring ornamental metal grating. The 66 residences offer spacious floorplans with nine-foot ceilings, eight-foot entry doors, and lots of natural light from the expansive window walls. Other features include wide-plank white oak floors, and truly stunning Euro-style chef-grade kitchens that are completely open to the living areas. White quartz counters, prep/dining islands with waterfall edges, Italian custom cabinetry, and upscale Bosch and Thermador appliances add to the cooking experience. The baths are also nicely finished, with limestone floors, frameless walk-in showers, extended twin-sink vanities, and deep soaking tubs. Most of the condos have private outdoor spaces.

Residents at the pet-friendly Perla enjoy a terrific sky lounge that leads out to a rooftop terrace with trellises, planters, a firepit, and lounge furniture. There is also a front lobby with concierge service, secure garage parking with electric car charging stations, a bike room, and even a bike wash and repair stand. This part of the Shaw is quite close to next-door Logan Circle to the west, and also near to Mount Vernon Triangle to the south. Supermarkets in the area include Whole Foods in Logan Circle and Giant Food in Shaw. The Mount Vernon Square 7th Street-Convention Center Metro Station is just two blocks away. Nearby pubs and restaurants include Convivial, San Lorenzo, Chaplin’s Restaurant, Corduroy, Tiger Fork, Ivy and Coney, and many others.
