More about multi-level condos in Washington Metro
Condominium living is an obvious form of home ownership in the DC Metro area, a region with a large population and an increasing housing shortage. But sometimes buyers are searching for something more than a flat, something that more closely resembles a house but without the associated land footprint. It’s an age old quandary in the densely populated District, and one that many solve with the omnipresent rowhouses that line so many residential streets. There is another solution however, and that’s a multi-level condo or cooperative.
There’s plenty of advantages to choosing a multi-level condo over a townhouse, especially one of the antique variety. Money is one factor, especially when considering the inherent maintenance issues that crop up with century-old properties. Another is the many conveniences and amenities that condo living can provide, including perks like staffed lobbies with doormen or concierges, fitness centers, swimming pools, and garage parking. And there are certainly lots of great locations and popular buildings to choose from, whether it’s one of the region’s many waterfronts, a vibrant downtown corridor, or a more leafy and residential area.
Multi-level condos come in a multitude of layouts. Bi-level and tri-level floorplans are sometimes described as duplexes and triplexes. Lofts are another form of multi-level living. It’s also not uncommon to find penthouses with more than one story. Some multi-level floorplans are served by traditional staircases while others have variations like floating spiral stairs. If you’re really fortunate, you might have a private interior elevator. A very small sampling of popular addresses with multilevel options would include the Ritz-Carlton West End and its sister property next-door in Georgetown, the fabulous Watergate in Foggy Bottom, Metropole in Logan Circle, Wooster and Mercer Lofts in Rosslyn, Turnberry Tower which is also in Rosslyn, the Yale Steam Laundry in Mount Vernon Triangle, and so many more.
It's also worth pointing out that having more room can be a subjective thing. You can find a fun and inventive loft condo that doesn’t have a ton of square footage but still feels dynamic. Or you could choose to go really big. The largest penthouse in the city is thought to be a 9,450 square foot duplex dwelling at the Towers in Washington’s Cathedral Heights neighborhood. Prices are similarly varied, ranging from the mid-six figures all the way up to a recent penthouse listing at the Ritz-Carlton Georgetown with 6,400 square feet of custom interiors, 3,000 square feet of private outdoor space, impeccable views of the Potomac River, and a price tag of $11,250,000. Ultimately, it’s all about choices in the nation’s capital, and multi-level condo living is definitely an attractive lifestyle choice.
