The term luxury can be overused and generic in a Washington, DC real estate marketplace where prices seem stuck in a pattern of upwards escalation. It’s also a place where affluence is present and desirable in many different ways, from tangible targets like housing to lifestyles in general. Location, architecture, interior finishes, and building amenities all play a part. While the size of a condo can matter, there’s no reason why a one-bedroom apartment can’t be swanky. Elements like position and view are also important, take the case of a penthouse overlooking a body of water. Add a private elevator and you’re really headed to the top of luxury features.
Location plays a large role in the various wish lists. Some condo shoppers want to be close to all the action in Downtown DC, a loose collection of neighborhoods centered around the corridors of political power. Others gravitate toward Georgetown, that idyllic and centuries-old mainstay of Washington’s charm. There has been a lot of excitement recently about the Southwest Waterfront, and in particular, the Wharf and its glittering new condo towers. The stately grandeur of Kalorama will always be eponymous with traditional luxury, while outlying areas like Bethesda with its shopping, Old Town Alexandria with its cobblestone streets and alluring riverfront, trendy Arlington, and that hotbed of construction activity where Tysons and next-door McLean are converging.
Living near the water’s edge is a huge score in the name of luxury. This can be new buildings like Amaris with its warped glass face, or VIO, both perched by the Washington Channel at the Wharf. Perennial favorites like the iconic Watergate in Foggy Bottom, or the Residences at Harbourside in Georgetown are well known for their point blank views of the Potomac River. Cross to the other side of the river and you’ll find sleek condo buildings that are loaded with full service amenities as well as spectacular vistas. These include Turnberry Tower, and Waterview in Arlington’s Rosslyn neighborhood, and the Oronoco, and Robinson Landing, both of which are in Old Town Alexandria.
Global branding can play a huge role. Take the case of three Ritz-Carlton addresses that combine condo living with hotel-style amenities, one in Washington’s West End neighborhood, one in next-door Georgetown, and the newest installation in Chevy Chase. Another take on luxurious condo lifestyles is combining dining, shopping, and residential components into mixed-use settings. A prime example is the massive City Center DC project in the Mount Vernon Triangle. Described in the New York Times as a modern day Rockefeller Center but in Washington, the 10-acre site includes two 12-story condominiums towers with 216 very modern units, along with apartment rentals, offices, more than 40 upscale shops and restaurants, and a 1.5-acre park. Of course, luxury doesn’t always mean new. Take for instance the grand old 2101 Connecticut in Kalorama, or the impeccably renovated Wardman Tower in Woodley Heights, both of which date back to 1928.
When it comes right down to it, luxury can mean many things to many people. From interior finishes that can range from ornate to minimalist or building perks like concierge service and rooftop swimming pools, the definition of upscale can be amorphous. But you definitely know it when you see it.
