Located right across from Mitchell Park in the desirable Kalorama neighborhood is a series of brick townhomes known as Kalorama Square. The street addresses range from 1800 to 1825 Kalorama Square for the 25 rowhouse-style homes, but the location is more practically found along Phelps Place NW and turning the corner on South Street NW. The four-story townhouses were delivered in 1976 and have been quite popular ever since, offering very spacious residences surrounded by trees and other greenery, plus condominium-style amenities.
While the Kalorama Square townhouses look fairly uniform from the exterior, the actual floorplans can vary in size from around 3,500 to 4,800 square feet, with up to five bedrooms. The interiors are quite elegant with wood floors, built-ins, fireplaces, and stairs leading up to bedrooms and other bonus spaces such as dens and libraries. There are often either open-sided loft spaces at the top, or large owner suites that occupy the entire level. Given the period of construction in the 1970s, a great many of these homes have been substantially remodeled, including open gourmet kitchens with stone counters and upscale appliances.

Almost all units have at least one private outdoor space, commonly with French doors leading out to a ground level garden patio with brick walls and flagstone tile flooring. While the buildings typically have four levels of primary living space, stairs also lead down to a finished basement level, usually with laundry, rec areas, and/or staff suites. Doors open from the lower level to secure parking. Some of the townhouses also have their own private elevators. Residents at the Kalorama Square townhouse community enjoy a nice sense of privacy, with tall brick walls along Phelps Place to offer a buffer zone. The entrance to the complex is on South Street. Community amenities include a staffed front desk, 24 hour security, and an outdoor swimming pool located at the south end of the complex. The grounds are quite lovely, with walkways bordered by leafy trees and shrubbery.
The roomy townhouses are in a nice, quiet area, directly across from Mitchell Park to the west. This highly popular greenspace is known for its community gatherings, athletic fields, and summer movie nights. The historic Spanish Steps are on the other side of South Street, with a fountain and four levels of broad terraces stairs bordered by greenery and leading down to 22nd Street. This part of the Kalorama neighborhood is quite close to neighboring Dupont Circle and walking distance to all the great shops and restaurants along Connecticut Avenue. It’s a wonderful place to stroll and explore, with galleries, yoga studios, bakeries, and much more. The Dawson’s Market gourmet grocery store is just about a block east of the townhomes.
