Barclay South is a four-story boutique condominium on 15th Street in Washington, DC’s Logan Circle neighborhood, next-door to its sister building Barclay North. The two structures share a similar appearance with buff brick construction and wide roof overhands. But the building at 1322 15th Street was completed in 1960 in what appears to have been a conscious effort to mimic its significantly older neighbor which was delivered way back in 1914. Regardless, one enterprising developer elected to renovate both buildings in 1980, converting them to condo status, and bestowing upon them the name Barclay North and South.
There are 20 condo units spread across four levels at Barclay South, with floorplans ranging from studios to two-bedrooms, and from around 350 to 750 square feet. These layouts tend to be somewhat smaller than those next-door at Barclay North. However, the interior styles favor the kind of open and contemporary ambience that adds to the feeling of spaciousness. Logan Circle has seen a flurry of residential development in recent years, and the Barclay buildings were well ahead of the curve, given their 1980 conversion timeline. More recent condo developments in the neighborhood include 11Q, 10Eleven, Radius, and Solo Piazza.

There is quite a variety when it comes to individual units at Barclay South, especially considering that that the building’s condominium conversion happened way back in 1980. As a result, many subsequent residents have chosen to remodel their surroundings. Common themes include hardwood floors, recessed overhead lights, and large windows. But beyond that, there’s plenty of differences from one unit to the next. Some still have the charming older built-ins, and some have exposed brick walls. One condo might have a more organic layout with interesting entries and inner hallways while others have been significantly opened up for the more modern combined living, dining, and cooking areas. Kitchen and bathroom renovations can also be quite different. It’s all part of the charm of a boutique building with a lot of character.
The pet-friendly Barclay South doesn’t offer many amenities, other than a shared laundry room. But there is one nice perk with monthly condo fees covering membership at the next-door Holiday Inn swimming pool. The building is near the corner of 15th and O Street, and just about a block from Whole Foods Market. Logan Circle’s 14th Street corridor is similarly close, with an incredible assortment of bars, bakeries, restaurants, and indie retailers.
