Named for its street address at 460 New York Avenue, the highly contemporary 460NYA condominium development in Washington’s Mount Vernon Triangle was developed by Bozzuto Homes and designed by WGD Architecture. Completed in 2015, the address is home to 63 residences over 11 levels and loaded with amenities. This part of the Downtown DC area has seen numerous other high-end condo developments in recent years including City Center DC, Ten Ten Mass, City Vista, and Madrigal Lofts.
The 460NYA project began with a historic three-story brick warehouse. A new modern glass and steel tower was then planted on top of the original structure. The end result was a fascinating juxtaposition of two distinctly different eras, with the blocky old warehouse suddenly transitioning to a modernist façade with lots of angles including jutting front bays. The 63 condo units come in a wide variety of shapes and sizes with studios, one-bedroom and two-bedroom floorplans, and 14 different combinations of finishes and features.

The interiors at 460 New York Avenue are every bit as intriguing as the abstract expansion of the old warehouse. The lobby with its mid-century modern linearism was designed as an homage to “Mad Men,” while the condos themselves are bright and open with walls of giant windows, wide plank floors, and large bays that can serve nicely as work from home spaces. The Euro-style gourmet kitchens hug the walls with stone counters and while glossy panelized cabinetry that cleverly conceals upscale appliances. Many of the units have private balconies. Residents enjoy a staffed front desk with concierge service, but the crown jewel is a giant penthouse level community lounge that includes a billiards parlor, and an expansive 1,000 square foot roof deck.
In addition to the usual amenities, 460 NYA also features an innovative elevator system for cars, with 12 lifts at the basement level that each fit three cars, thus suspending them as a space saving mechanism. Of course, the resulting 36 spaces means that not all units get guaranteed parking. The pet-friendly building also has a small, fenced dog park. This urban location between 4th and 5th Street offers a staggering number of nearby coffeeshops, bars and restaurants, such as Yardbird Table & Bar, Sfoglina Downtown, A Baked Joint, Unconventional Diner, and so many more. The Mount Vernon Square-7th Street-Convention Center is just a couple blocks away, and the National Mall is about 10 blocks to the south.
