Named for its street address, 1800 R Street is an eight-story, midcentury condominium building at the corner of 18th Street in the heart of Dupont Circle. Completed in 1964, the taupe brick structure with its cubist appearance and tall windows was initially an upscale apartment building before being renovated and converted to condo ownership in 1978. There are 40 residential units inside, most of which are either one bedroom, or one bedroom plus a den that can also serve nicely as a second bedroom.

Dupont Circle is a historic district, famed for its gracious antique rowhouses and grand old mansions. Buildings from the 1960s era are much less common in this neighborhood. The 1800 R Street building presents yet another unusual wrinkle in that the majority of condo residences are duplexes, with square holes cut into the ceilings through which floating stairs ascend. The modernist stairwells are either spiral or a series of angles. This is not to say that all units are so designed, as there are also a smaller number of flats. But the size range is fairly narrow nonetheless, from about 735 to 970 square feet. Other contemporary condo buildings in the area include Dupont West, the Palladium, and Church Place.

The look of the condos at 1800 R Street fit squarely into the midcentury modern ethos with windows that were quite large for residential buildings at that time. Hardwood floors are common, and kitchens can be either open, or tucked in across a hallway. The duplex units typically have main level living spaces and upstairs bedrooms and dens. These condos are sometimes described as lofts, but the area looking down to the lower level is usually the square opening for the staircase. It’s safe to say that these residences are quite different from the norm, and very suitable for makeovers that accentuate the modernist style. The two-level condos typically have upstairs and downstairs entrances from the hallways.

Residents at the pet-friendly 1800 R enjoy garage parking, a doorman/concierge, bike storage, extra personal storage, and a mail room. R Street is one-way, with lots of trees and highly walkable sidewalks. There is a circular pull-in and porte cochere for dropping off passengers and packages. The building is in the northern part of Dupont Circle and not far from next-door Kalorama. There are tons of bakeries, bars, restaurants and other attractions within easy walking distance, including Tatte Bakery & Café, Teaism, the Pembroke, Commodore DC, Alero, Mi Casa, Sette Osteria, and many more. The local favorite Dupont Market is nearby, and Whole Foods is a bit further to the east. The famed circle park itself is just three blocks south.
