With just 15 units spread across four levels, 11Q is a recently completed boutique condominium building in Washington, DC’s popular Logan Circle neighborhood. The project began when Madison Investments won a hotly contested bidding contest for a section of dilapidated red brick rowhouse-style apartments that were built in 1911, with the addresses of 1101-1109 11th Street NW. The extensive redevelopment process included excavating down and extending up in order to maximize the amount of interior square footage. This resulted in three above ground levels, plus a semi-basement level with three apartments, each with private entrances.
Floorplans at 11Q range from one to two bedrooms, and from around 500 to 1,300 square feet. It should be noted that the majority of units are two bedroom layouts with over 1,000 square feet of living space. The top level is devoted to airy penthouses with private outdoor decks. The white stucco and brick building with its black-framed windows offers a modern variation of the traditional rowhouse appearance, with a number of blocky, shallow bays. The 11Q project was completed in 2019 and is located in an area that has seen a flurry of construction, including the next-door 11Park which was delivered in 2017. The Akseizer Design Group oversaw the reimagination of the 11Q building, with KMID Studio handling the interior design. Exterior landscaping was done by Botanical Decorators. The condo finishes are bright and modern, with wide-plank Kahrs oak floors and huge windows. The living, dining, and cooking areas are comprised of large open spaces, with chef-inspired kitchens typically hugging a single wall. White quartz counters and prep/dining islands meld seamlessly with glossy white Porcelanosa cabinetry and white brick backsplashes. The appliance packages at delivery were Bosch and Blomberg. Bathrooms are similarly sleek and stylish. In-unit washers and dryers are included, along with extra storage space.
The pet-friendly condominium is at the corner of 11th Street and Q Street, across from Cardoza Park and Playground, and the Shaw Dog Park. This is the northeast portion of the Logan Circle neighborhood, close to next-door Shaw as well as the U Street Corridor. The prime location not only brings vibrant communities together, it also allows quick access to multiple urban shopping and dining corridors. Residents at 11Q are close to U Street, Rhode Island Avenue, Florida Avenue, and 14th Street with its numerous top bakeries, bars, and restaurants. Neighborhood grocery options include Whole Foods Market, Giant Food, Capitol Supermarket, and the Saturday morning U Street farmers market.
